Disclaimer

The information provided on Before You Rent, including the rental scam checker, guides, checklists, question templates, and other resources, is provided for general information only.

The website is intended to help renters think through possible red flags and missing information before sending money, sharing personal documents, arranging viewings, or signing rental agreements.

Not legal, financial, tenancy, or professional advice

Before You Rent does not provide legal advice, financial advice, tenancy advice, fraud investigation services, property verification services, or professional housing advice.

You should not rely on this website as a substitute for advice from a qualified professional, official organisation, renter support service, solicitor, financial institution, local council, university accommodation team, or law enforcement body where appropriate.

No guarantee that a listing is safe or unsafe

Important

A low-risk result does not mean a rental listing is safe. A high-risk result does not prove a listing is a scam.

Before You Rent cannot verify:

  • Whether a property exists.
  • Whether the person advertising it is genuine.
  • Whether a landlord or agent has the right to rent out the property.
  • Whether payment details are legitimate.
  • Whether a tenancy agreement is valid or fair.
  • Whether a deposit will be protected properly.
  • Whether a listing, message, photo, or document is fraudulent.

You should carry out your own checks and seek appropriate help before making decisions.

Rental scam checker results

The rental scam checker uses the information you enter to highlight possible risk indicators. The result depends on the accuracy and completeness of the information you provide.

Example

If important information is missing from what you enter, the checker may not identify all risks. If you select several red flags, the checker may show a higher risk result, but this is still not proof of fraud.

The checker may miss issues, show false positives, or fail to reflect the full context of a rental situation. It should be used as a prompt for further checks, not as a final decision-maker.

You are responsible for your own checks and decisions

You are responsible for deciding whether to contact an advertiser, attend a viewing, send money, share documents, sign an agreement, or proceed with a rental.

Before sending money or documents, consider checking:

  • The full property address.
  • The identity of the landlord, agent, company, or advertiser.
  • Whether the property can be viewed in person or by live video.
  • Whether the rent is realistic for the area.
  • What exactly a payment is for.
  • Whether the payment method is safe and traceable.
  • How the deposit will be protected.
  • The tenancy agreement and key terms.
  • Whether any pressure, urgency, or unusual request feels suspicious.

If you think you are being scammed or have already paid

Before You Rent cannot recover money, investigate a fraud, contact a landlord on your behalf, cancel a payment, or provide emergency support.

If you think you have sent money to a scammer, consider acting quickly:

  • Contact your bank or payment provider immediately.
  • Save screenshots, emails, messages, receipts, phone numbers, and payment details.
  • Report the listing to the platform where you found it.
  • Report suspected fraud to the relevant fraud reporting service or police.
  • Seek advice from a qualified adviser, renter support organisation, university accommodation team, or local authority where appropriate.

Accuracy and changes

We aim to keep the website useful and clear, but rental rules, scam tactics, platform policies, and best practices can change.

We do not promise that every page, checker result, guide, checklist, or template will always be accurate, complete, current, available, or suitable for your situation.

Limitation of responsibility

To the fullest extent permitted by law, Before You Rent and its operator are not responsible for losses, costs, damages, claims, or problems arising from your use of the website or reliance on its content.

This includes, but is not limited to:

  • Money sent to a landlord, agent, advertiser, scammer, or third party.
  • Missed rental opportunities.
  • Tenancy disputes.
  • Fraud losses.
  • Incorrect or incomplete checker results.
  • Decisions made after using a checklist, guide, or template.
  • Losses caused by external websites or third-party services.
