1. Check the property is real

I have the full property address. Do not rely only on a vague area, nearby landmark, or postcode district.

I have viewed the property in person or by live video. A genuine live viewing is safer than only seeing photos or pre-recorded videos.

The photos, description, and location seem consistent. Be cautious if photos look copied, too polished, or do not match the area or price.

2. Check who you are dealing with

I know the full name of the landlord, agent, company, or advertiser. A first name, nickname, or social media profile alone is not enough.

I have checked the agent or company online. Look for a real website, business address, reviews, phone number, and consistent details.

The contact details look professional and consistent. Be cautious with WhatsApp-only communication, new social media profiles, or changing phone numbers.

3. Check payment requests

I understand exactly what I am being asked to pay. Confirm whether it is a holding deposit, tenancy deposit, first month’s rent, admin cost, or something else.

I have not been asked to pay by gift card, crypto, money transfer, or unusual method. Use extra caution with payment methods that are hard to trace or reverse.

I have not been pressured to pay immediately. Urgency is a common tactic. A genuine advertiser should allow reasonable checks.

4. Check deposit and tenancy details

I know how the tenancy deposit will be protected. Ask which deposit protection scheme will be used and when you will receive the details.

I have seen or requested the tenancy agreement before paying large amounts. Read the agreement carefully before committing to rent, deposits, or move-in payments.

I know the tenancy type, move-in date, rent due date, and notice terms. Make sure the basics are written down clearly.

5. Check the full cost

I know whether bills are included. Ask about gas, electricity, water, broadband, council tax, service charges, and any extra costs.

I know the council tax situation. Check whether you are responsible for council tax and whether any student or single-person discount applies.

I know the total amount needed before moving in. Add up rent, deposit, holding deposit, bills, and any other upfront costs.

6. Keep evidence

I have saved screenshots of the listing. Listings can be changed or removed, so keep a record of what was advertised.

I have saved messages, names, numbers, and emails. Keep everything in writing in case you need to challenge or report anything later.

I have a receipt or written confirmation for any payment I make. Never send money without a clear record of what the payment is for.
